That's the answer. The rest of this post is what "clean file" means, where the days actually go, and what you can do to speed it up, because most people asking this question aren't asking out of curiosity. There's usually a renewal date, a closing date, or a bill behind it.

The week-by-week timeline

Before Week 1 · The conversation and the quotes

This part is on me, not the lender, and it's fast. We talk through your situation, I run your age, property and postal code through all three lenders, and you see the numbers side by side. Usually a day or two. If a reverse mortgage isn't the right tool, this is where I say so, before you've spent anything.

Week 1 · Application and appraisal

You choose a lender, we submit the application, and the lender orders an appraisal of your home. The appraisal is the first real clock in the process. In and around the GTA an appraiser can usually visit within a few days. In smaller markets and rural Ontario, booking one can take a week on its own.

Week 2 · Underwriting and approval

The lender reviews the appraisal, confirms title, verifies identity and property details, and issues a formal commitment. No income documents to gather, no stress test to pass. Qualification rests on age, property and title, which is exactly why these files move faster than a typical refinance once the appraisal lands.

Week 3 · Independent legal advice and signing

You take the commitment to your own lawyer. Independent legal advice is mandatory on reverse mortgage files, and I'd insist on it even if it weren't. This step takes as long as it takes to get on your lawyer's calendar, which is the single most common place timelines quietly slip. Book the lawyer the day the commitment arrives, not after.

Week 3 to 4 · Funding

The lawyer registers the mortgage, any existing mortgage or secured debt on title gets paid out first, and the remaining funds arrive as your lump sum or your first scheduled advance. Done.

The realistic range

Clean urban file with a responsive lawyer: two to three weeks. Typical file: three to four. Rural property, title surprise, or estate complications: five to six or more. Plan your deadline around the four-week mark and treat anything faster as a bonus.

The five things that slow files down

  1. Government photo ID for everyone on title
  2. Your most recent property tax bill
  3. Proof of home insurance
  4. Your current mortgage or HELOC statement, if there's a balance being paid out
  5. Your lawyer's name and contact, chosen in advance

That's genuinely most of it. Compare that to the paper mountain of an income-qualified refinance and you can see why these files, once started, tend to move.

The lender is rarely the slow part. The appraisal booking and the lawyer's calendar are where the weeks go.

A separation agreement with a payout deadline. A closing on a purchase. But I'd never promise it, and you shouldn't build a plan that needs it. Does getting quotes from all three lenders slow things down?

No. Quoting happens before the clock starts, and I can usually have all three lenders' numbers within a day or two. The formal timeline begins when we submit the application to the lender you choose.
