Your lender mails you a renewal offer, you sign it, done. That's exactly what they're hoping for. The rate on that letter is rarely their sharpest, because they're betting you won't shop it. Most people don't. That's free money for the bank, straight out of your pocket.

A renewal is the easiest time of your whole mortgage to win, here's what I look at:

  • Whether switching lenders at renewal beats your current offer, often with the new lender covering the switch costs
  • Refinancing to pull equity out for a renovation, a tuition bill, or to consolidate high-interest debt into one lower payment
  • Whether a shorter term, a longer term, or going variable fits where rates are actually heading
  • Your real timeline, because the best move is different if you might sell or move in the next few years

How is a mortgage broker different from going directly to my bank?

Your bank has one set of products and one underwriting box. If you don't fit it, you're done.
