Here's the honest math. Milton's average sale price sat near $977,000 in August 2026, and the benchmark home, meaning the typical one rather than the average, was closer to $862,000. Detached averaged about $1.24 million. Townhouses averaged about $798,000 and condo townhouses about $597,000. That gap is the whole story for a first purchase here: the way into Milton is usually a town or a condo town, not a detached, and the difference is several hundred thousand dollars of mortgage.

The Bank Said No

Banks Have a Box. You Don't Fit in It.

If you're self-employed, your bank sees write-offs, fluctuating income, and missing T4s. They run your NOA through a formula. When the number comes back low, you get declined. The problem isn't your income. It's their process. And a single bank branch only has one process.

Here's what banks flag on self-employed and complex files:

  • Your Notice of Assessment income is lower than your real earnings due to legitimate write-offs
  • You're incorporated and pay yourself through dividends rather than a salary
  • You've been self-employed for under 2 years
  • Your income varies year over year, even if the trend is upward
  • A past decline, bruised credit, or CRA arrears in the picture

New Builds

Buying a New Build in Milton: What Changes

Milton has more new construction than almost anywhere in Halton, and a new build is not financed the way a resale is. The gap between signing and closing is the whole problem. On a freehold that might be a year. On a condo it can be three, with the occupancy period sitting in the middle of it.

Here is what actually catches people out:

  • Rate holds run 90 to 120 days. They do not stretch to a closing eighteen months away, so the approval you were comfortable with at signing gets redone at closing, on whatever rates exist then
  • Your income, credit and debts get re-checked before funding. A car loan taken out after you signed can undo the approval
  • Builder deposit schedules are staged, and that money is committed long before you get keys
  • On a condo you pay occupancy fees during the interim period while your mortgage has not started yet. That is not rent and it does not build equity
  • The appraisal at closing can come in under what you agreed to pay two years earlier, and the shortfall is yours to cover in cash

None of this is a reason not to buy new. It is a reason to bring me the agreement when you sign it, rather than three weeks before closing, which is when most people call.
